Only people listed on the lease can live in the apartment
Guests are allowed, but:
Cannot stay more than 10 consecutive days or frequently over the month
Respecting the home & community
Keep your apartment clean and avoid damage
You’re responsible for any damages beyond normal wear and tear
No unsafe or illegal activity
You’ll receive keys/access devices at move-in
Lost or unreturned keys = replacement charges
Utilities must stay active at all times
Renters insurance is required. Not having renters' insurance is a violation of your lease, and a $20 violation fee will be charged.
The property is not responsible for your personal belongings. It's important to maintain coverage.
Rent is due on the 1st of every month, with a 5-day grace period.
When your lease ending is coming, you have the option to renew the lease! In the unfortunate case you choose not to renew, you're required to submit 30 day written notice prior to your lease end. If you don't give notice, it automatically becomes month-to-month unless you give proper notice.
There are certain types of work orders that are escalated due to the nature of the request. These requests will be responded to 24 hours per day/7 days per week.
When the office is closed, the Leasing Center takes calls after hours, and they will notify on-call maintenance personnel of your emergency.
Emergency service requests are defined as follows:
No Heat or air conditioning
Electrical failure of any nature
Overflowing toilet
Clogged toilet if only one is available
Water Supply Line Leak or any kind of water intrusion
Refrigerator malfunction
No hot water
Unsecured door or window
Fire or spark
After Hours Lock Out
